There are multiple commercial and residential projects happening simultaneously to completely transform the area. ๐๏ธ ๐ณ The 33 Acre Park ๐ณ will feature plenty of greenery, activity courts, an amphitheatre and a walking/ bike trail. ๐ด๐ถโโ๏ธ Part of the project is also a (much needed) revamp of the 836/i95 and 395 expresseway! For everyone thinking.. "Miami is in America, why would you need Spanish?" WELCOME to that part of the United States that's actually over 70% Hispanic. ๐ DECADES ago #Miami became the perfect place for immigrants to find refuge because of its climate and proximity to the Carribean. With the migration of hispanics, came MORE hispanics and before you knew it back in the 60's, Miami had signs on properties for rent that said, "NO PETS. NO CUBANS" ๐ Sadly not a joke.. But this didn't stop the massive influx of Cubans, Nicaraguans, Dominicans, Puerto Ricans, Venezuelans, Mexicans and soooo many more spanish speakers from taking over Miami anyway and making it their new home. With this kind of diversity, Miami has something extremely unique: the music, the food, the language, the colors, and the roosters have taken over this American city. In order to communicate, you don't have to learn spanish but we definitely recommend you learn #SPANGLISH! Basically, learn important spanish words (agua, baรฑo, #croqueta..oh and cerveza! ๐บ - thanks @mommadidwhat) and mix them up with english and 95% of the time you'll be able to communicate effectively wherever you are! This building is a hidden gem IMO ๐ Let's state the obvious, it's not the most luxurious. Also, the pool is being renovated . We always keep it real ๐ค Built in 2006, the units are SPACIOUS and have plenty of closet space. Last SALE here was February of this year and NO UNITS have gone up for sale since. Owners are holding onto their units here! If a 2 bedroom does become available, you can probably snag it for under $600K, which for Brickell (our mini Manhattan in Miami) is a fantastic deal. 1 & 2 bedrooms are typically offered for rent throughout the year! Believe it or not, we're still seeing properties "not subject to appraisal" (aka Buyer is expected to pay Purchase Price regardless of Appraised Value) ๐ณ This is important to know BEFORE you see the property.. why? Well, are you in a financial position to pay out of pocket ๐ต to the purchase price if a property under appraises? While common practice a couple of years ago, we're not seeing this happen nearly as often today. However it may be a good strategy * if* the property is worth it to YOU! If you can't pay above appraised value or refuse to do so, don't bother seeing properties that are "not subject to appraisal". ๐คทโโ๏ธ save your time and energy! If you're SELLING and think this is a good tactic, please evaluate the Market. ๐ List your property for what it is ACTUALLY worth. With the exception being that your property is EXTREMELY unique and sought after. ๐ก๐๐ฑ NOTE: Regardless of how beautiful your property is, this will deter qualified buyers. How can you ensure that the offer you are making for the property will match the Appraisal? ASK YOUR REALTOR TO RUN COMPS. ๐ฉ๐ฝโ๐ป Comps don't lie & they're likely the same comparable sales the appraiser will use. Analyze those comparables carefully and see if the property you're interested in is worth what you're offering. If the Seller refuses to lower the price, ask yourself: "Can I pay for the differerence? Or would I want to walk away from the deal?" IMO, there is no such thing as easy money. Real Estate is no different. The work doesn't end when you buy the investment. In order to be a successful Landlord you'll need to find qualified Tenants. PLEASE PLEASE verify Income, Credit and references. ๐ณ๐ต๐โโ Confirm applicants can afford to pay the rent and have a STRONG history of doing so. ๐ค Now what does a GOOD LANDLORD do in return? Take care of the property. ๐ This doesn't mean dropping hundreds of thousands of dollars...think basics.๐ก What would YOU want from a property you are renting? Likely, for a Landlord to paint and clean before you move in (in that order!) You'll want the appliances to be in working order, as well as light fixtures & smoke detectors functioning.
