I think generally people who find a cheap old house, or just a cheap house (of any vintage) for that fact, have to assume that they will get creative with financing rather than traditional financing, at first glance. Here are a few stories of some folks in our book (now available for preorder; in bookstores October 2023) who took a leap of faith with creative financing and found their own perfect cheap old house. • Specialized programs in your area — for example: one of our staff members, Lise Saint James @plywud, received $10,000 in downpayment assistance with the Michigan State Housing Development Authority (MSHDA), which provided a zero-interest loan for her Detroit home that was $78,000 • Find a property you can buy outright that’s ultra cheap, then find financing later — @betsysweeny in Wheeling, West Virginia purchased a home for $18,500 cash. Then she put down a deposit for a rehabilitation loan after she secured the property. • Loan to rehab — Cristiana Peña, also one of our staff members, bought two buildings for $99,000, and was able to get one of the buildings appraised for the full value, while the other building didn’t add any value. Once she obtained both properties, she restored the second one by self financing the restoration. She worked with a small, regional financial institution with in-house underwriting which was a hugely important component. • Owner Financing — many home owners trying to sell a fixer-upper or home that a bank won’t appraise, the seller will finance the sale to you and hold the title. This is a great option to get into something without having to work with traditional banks and their lending requirements. Would love to hear how you are hacking the system. The region has many renowned religious buildings, the most emblematic being undoubtedly the Royal Abbey of Fontevraud.
